Vastu consultation for Bay Area homes
A large share of our California enquiries come from the Bay Area, from families in San Jose, Fremont, Sunnyvale, Santa Clara, Milpitas, Dublin and Pleasanton, and from San Francisco itself. The property mix is distinctive: mid century ranch houses on modest lots, newer townhouse developments packed close together, high rise condominium units, and older homes that have been extended more than once.
Each of those raises a different question. A ranch house spreads the whole plan across one floor, so the zones are easy to read but the master bedroom is often in the wrong corner. A townhouse gives you a narrow footprint stacked over three levels, with the garage occupying most of the ground floor. A condominium unit gives you no control over the building at all, so the work is entirely inside the unit.
Southern California and the rest of the state
In Los Angeles, Orange County, San Diego and the Inland Empire the housing stock leans towards single storey and two storey homes on larger lots, often with a pool, a detached or attached garage and a substantial yard. Pool placement is worth checking, because water in the wrong quadrant is one of the corrections that is expensive to make later and cheap to get right at the planning stage.
Sacramento, the Central Valley and the newer master planned communities bring production built homes where several houses on a street share the same plan in mirrored orientations. Two identical plans facing opposite directions do not need the same corrections, which is exactly why a reading of your specific house is worth having.
California construction and what it means for Vastu
Attached garages, open plan kitchen and family room combinations, and primary suites with large walk in closets and en suite bathrooms are near universal in Californian homes. The garage zone, the position of the cooking range within an open plan, and the placement of the en suite bathroom within the primary suite are the three things we look at first.
Basements are less common in California than in the east and midwest, but split levels and homes built into a slope are frequent, especially in the hill areas. Where a house steps down a hillside, the plan is read level by level rather than as one flat square.

Can Vastu be applied to a condominium unit?
Yes. You do not control the building, but you control the unit, and that is where the practical corrections sit: the entrance approach, the kitchen and cooking direction, the bedroom and sleeping direction, and the placement of heavy storage and mirrors.
Where should a swimming pool be as per Vastu?
Classical practice favours the north, north east or east of the plot for water bodies and avoids the south and south west. Pool placement is one of the corrections that is straightforward at the planning stage and expensive afterwards, so it is worth checking before construction begins.
