Chhatrapati Sambhajinagar (Aurangabad) is where this practice began and where it is still based. Divyam Vaastu was founded here in 1992 by Shri Yeshwant Maggirwar Ji, and the work has continued from the same city ever since. It is led today by Mr. Avinash Maggirwar and Mr. Abhijit Maggirwar, who carry the same method forward across Vastu, Vedic astrology and dowsing.
The head office is at Kalda Corner, Sindhi Colony, and it is where most of our in-person consultations in the city are held. Clients bring floor plans, sale documents, plot drawings or birth details, and we work through them together at the office. Where a property has to be assessed directly, we travel to it instead.
Consultations here are by appointment. That is not a formality: in-person availability depends on us being in town, since the practice also runs a branch office in Pune and site visits take us out of the city regularly. Calling ahead with the property type, the location and what you are trying to decide is the quickest way to get a workable time.

Bungalows and independent houses
Independent houses and bungalows are the largest share of our residential work in this city. Unlike a flat, an independent property puts almost every Vastu factor back within your control, which is both the opportunity and the reason the assessment takes longer. Plot shape, boundary treatment, the entrance placement in relation to the road, the position of the water source, the open space on each side, and the garden layout are all in play.
On a site visit we take directions accurately with a compass from the plot itself, look at the slope and the levels, note what sits on and beyond the boundary, and see how the built form sits within the plot rather than how it looks on a drawing. Neighbouring structures, the approach to the gate, where the underground and overhead water sit, and where the heavy masses fall all read differently in person. This is why a site visit matters more for an independent property than for a flat, where the built form is fixed and the questions are narrower.
Plot-level issues are worth assessing before purchase rather than after. An awkward plot shape, a cut corner, a difficult road position or a water source in the wrong sector are the expensive ones to correct once construction is done, and some of them cannot be corrected properly at all. Half an hour on the plot before you commit is a very different exercise from a remedy discussion after the structure is up.
Industrial units in Waluj, Chikalthana and the wider region
Industrial work has been part of this office since 1992, and the region around Chhatrapati Sambhajinagar keeps it active. Waluj and Chikalthana carry a large share of it, along with units on the surrounding highways and in smaller industrial pockets outside the city.
On an industrial property we look at the orientation of the plot and the position of the built form within it, the placement of machinery and of any furnace or heat-generating process, where raw material and finished goods are stored, where effluent and waste are handled, and where the administrative block and the owner's cabin sit relative to the production area. Access, the weighbridge, the gate position and the movement of material through the site all matter as well, because a plan that reads well on paper often works differently once you see how the unit actually runs.
These visits are always on site. The scale of a plant, the number of separate structures and the way processes are distributed across a plot make remote assessment unsuitable, and we will not attempt one from drawings alone.
Flats and row houses
For a flat, the useful work splits into what you can assess before buying and what you can correct afterwards. Before you commit, the questions worth answering are the direction the entrance faces, where the kitchen sits, where the master bedroom falls, and where the toilets sit relative to the kitchen and to any pooja space. Most of that can be read from a floor plan and the building orientation, which is why a plan review before booking is often the cheapest useful consultation you will take.
Once the flat is yours, a great deal can still be done without touching a wall. Sleeping direction, the orientation of a desk or workstation, moving heavy storage toward the south and west, mirror placement, and where the pooja space sits are all changes made with furniture and habit rather than construction. Where a structural issue genuinely cannot be moved, the remedy is chosen to work around it rather than pretending it is not there.
Row houses sit between a flat and a bungalow in scope. The built form is fixed, as in a flat, but some plot-level factors come back into play: the entrance approach, the small open space front and rear, the boundary on either side, and where the overhead and underground water sit. The assessment reflects that middle position rather than treating the property as either one thing or the other.

On an existing property this is usually done alongside the Vastu assessment rather than as a separate exercise.
