How consultations work at our Pune office
Our Pune branch office is in Hinjawadi and it works both ways, always by appointment. Clients can come to us with their documents, or we come to the property. Neither is the default and neither is automatically better.
Which one makes sense depends on the work in front of you. If you are choosing between two or three flats, deciding whether to commit to a plot, or simply want a first opinion before you sign anything, a session at the office with your floor plan is usually quicker and cheaper. Much of what matters at that stage can be read from a drawing and a compass direction, and half an hour of clarity before booking saves a great deal of effort afterwards.
If the property is already yours and the question is what to correct, a site visit is the better use of your money. Directions have to be taken accurately on site, and there is a great deal a drawing does not show: the actual entrance approach, where the light falls, what sits on the boundary, what the neighbouring structures do, and how the space is really being used. Working from a plan alone in that situation invites guesswork.

Vastu for flats and apartments in Pune
Flats are the largest share of our Pune work. Most buyers here are choosing between finished units rather than designing anything from scratch, so the leverage sits in exactly two places: which unit you pick, and what you change once you have it.
In a standardised tower the meaningful difference between two units is usually orientation rather than layout. The builder repeats the same plan floor after floor, so two flats can be identical on paper and still read very differently, because one faces the opposite direction to the other. The entrance falls in a different sector, the kitchen sits on a different side, and the master bedroom picks up a different corner of the plot. This is why half an hour spent on a floor plan before you book is worth more than any amount of correction afterwards. Once the sale deed is signed, orientation is the one thing you cannot change.
For a flat you already own, a good deal can still be corrected with no construction at all. Sleeping direction is the usual starting point, along with the orientation of a desk or work-from-home setup. Heavy furniture, wardrobes and storage are moved toward the south and west so the weight of the home sits where it should. Mirrors are repositioned, since a badly placed mirror is one of the easier faults to create and one of the easiest to fix. The pooja space is sited properly rather than tucked wherever there was room left over.
None of this requires breaking a wall, and in most Pune flats it does not need to. We would rather give you a remedy you will actually implement than a demolition plan that sits in a drawer.
Bungalows and independent houses
An independent house gives far more scope than a flat, because more of the property is genuinely yours to decide. Plot shape and proportion, the treatment of the boundary, the position of the water source, where the entrance sits along the compound, the placement of the staircase and the layout of the garden and open space are all in play, and each of them carries weight.
Plot-level issues are the ones worth assessing before purchase rather than after. An irregular cut in a corner, a slope running the wrong way, a road hitting the plot at an awkward point or a water source in the wrong sector are all expensive to correct once a structure is standing on top of them. Looked at before you buy, they are simply information that helps you decide or negotiate.
On an independent property a site visit matters far more than it does for a flat. We need to see the levels, the approach, the surrounding structures, the position of existing trees and water, and how the open space is used. Very little of that appears on a drawing, and getting it wrong on a bungalow is costly in a way that getting it wrong in a flat rarely is.
Offices and commercial spaces in Pune
For an office the questions are specific. Which way the entrance faces and how people actually enter, which direction the owner and senior staff sit facing, where accounts and the cash position are placed, where reception sits relative to the entrance, and how the meeting rooms are oriented. For a retail space, customer flow through the shop matters as much as any of it: where people enter, where they naturally move, and where the billing counter sits in that path.
Most Pune office space is leased, which limits structural change and shifts the emphasis firmly toward placement and orientation. That is not a compromise. In a working office, seating direction, desk orientation, the position of storage and records, and the placement of the cash and accounts function are usually where the practical difference lies anyway, and all of it can be arranged within the lease.

Industrial units
Industrial Vastu is a different discipline from residential work and the sequence is different too. Plot orientation and the position of the built area on the plot come first. Then the placement of machinery and any furnace or heat-generating process, the siting of raw material storage separately from finished goods, the position of effluent, drainage and waste, and finally the administrative block and the owner's cabin.
We have consulted on industrial properties since 1992, through the growth of the manufacturing belts around Pune and Pimpri-Chinchwad. These visits are always on site. The scale of a plant, the movement of material through it and the position of the heavy processes cannot be assessed remotely from a layout drawing, and we do not pretend otherwise.
Redevelopment and older properties
Pune's older central areas hold a large stock of wadas and ageing buildings, and a great many of them are going through redevelopment. When an older property is being rebuilt, the questions worth asking early are the plot orientation and how the new structure will sit on it, where the entrance will fall once the building line changes, how the parking and services are arranged at ground level, and where each family's unit sits in the new plan.
Redevelopment is one of the few moments when a Vastu correction can be made structurally rather than through placement. Once the building is complete and possession is handed over, you are back to the same limited set of levers available in any finished flat. At the planning stage, the entrance, the layout and the orientation of the individual units are all still open, and getting them right costs nothing beyond the effort of asking in time.
If your society is in discussions with a developer, that is the point to bring in a Vastu opinion, not after the plan is sanctioned.
