Vastu Checks Before You Close on a US House

Before making an offer on a US house, check the entrance direction and lot orientation from the map view, the lot shape and slope, the street approach, and the floor plan mapped onto the directional grid. At the inspection, confirm compass readings, the centre of the house and whether the primary bedroom allows a south or east sleeping direction.

Almost every Vastu enquiry we receive from the United States arrives after closing. The family has moved in, something is not sitting right, and the question is what can be corrected. That work is real and we do plenty of it, but it is the harder version of the problem. Before an offer goes in, direction, plot position, entrance and internal layout are all still choices. Afterwards, most of them are walls.

This is a practical guide to using Vastu as one input into a US home purchase, at the three points where it can actually change your decision: browsing listings, shortlisting a floor plan, and the inspection walkthrough.

What you can assess from a listing before you ever visit

More than most buyers expect. A US listing gives you information that is genuinely difficult to obtain in many other markets, and almost all of it is free.

The map view on the listing site gives you the orientation of the house. Satellite view with north at the top tells you which way the front elevation faces, where the driveway meets the street, which side the backyard sits on and what the neighbouring lots do. That single reading answers the first question a Vastu assessment asks, and it costs nothing. Street view then shows you the approach: whether the road runs into the front of the house, whether there is a pole, transformer or large tree directly in front of the entry, and how the ground slopes across the lot.

Listing photographs, taken in the order the agent shot them, usually let you reconstruct the rough sequence of rooms. What you are looking for at this stage is not detail. It is whether the house is worth the next hour of your attention.

Buyers often ask whether an unfavourable entrance direction should rule a house out. Usually not on its own. A north or east entry is preferred, but a house with a south entry, a well proportioned lot, a workable kitchen zone and a master bedroom in the right quadrant frequently reads better overall than a north facing house with problems stacked in the wrong corners. It is the combination that matters, which is why a direction alone is a poor filter.

The floor plan stage, where the real decision is made

Once you have two or three houses in serious contention, the floor plan is the document that decides. In the US you can almost always get one: the builder's plan for newer construction, the plan set filed with the county for older homes, or in the worst case a measured sketch you make yourself during a showing.

What a plan lets us do that photographs do not is map the whole footprint onto the directional grid at once, so that the relationships become visible. A toilet is not a problem in isolation. A toilet in the north-east of a house whose north-east is also the lowest part of the lot and holds the water heater is a different matter, and no amount of room by room checking will surface that. At the inspection

By the inspection you are usually committed in principle, but this is still the visit where the details get confirmed, and you have a legitimate reason to be walking the house slowly with a phone in your hand.

Take a compass reading standing in the middle of the main living space, then again outside on the driveway away from the structure, since steel framing, ductwork and appliances all pull a phone compass around. Note the degree figure for the wall the front door sits in rather than just calling it east or south. Photograph each room from its doorway, photograph the electrical panel and the water heater, and walk the perimeter of the lot noting where water would run in heavy rain.

Two things worth confirming physically rather than from the plan: what the centre of the house is occupied by, and whether the primary bedroom allows the bed to be placed with the head to the south or east without blocking a door. Both are frequently different from what the drawing suggested.

Why pre-purchase assessment is the cheaper version

The economics here are simple and they are the reason we push this. Before an offer, the correction available to you is to buy a different house, and it costs nothing. After closing, the same issue has to be resolved within a structure that already exists, and the range of options runs from moving furniture, which is free, through to changing a bathroom, relocating a stove or reworking an entry, which is contractor work at US labour rates.
