Who we are and how we work with clients in UAE

Divyam Vaastu is a Vastu Shastra and Vedic astrology practice run by the Maggirwar family, founded by Shri Yeshwant Maggirwar Ji in 1992 and led today by Mr. Avinash Maggirwar and Mr. Abhijit Maggirwar. We have worked with clients in United Arab Emirates since 1992. Consultations run from our offices in Chhatrapati Sambhajinagar (Aurangabad) and Pune by video call, booked around GST (UTC+4), and we work from your floor plan and a compass reading taken at your front door rather than from a site visit.

Divyam Vaastu is based in India and serves clients across the United Arab Emirates remotely. Most of the properties we review in the UAE are rented or leasehold, so the work is rarely about construction. It is about reading the plan honestly, understanding how each room is being used, and finding the changes that are actually available to you inside a fixed layout.

Dubai, and the rest of the UAE

For Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah and the rest of the Emirates, the method on this page applies as written. Everything is conducted remotely by video call from our offices in Chhatrapati Sambhajinagar (Aurangabad) and Pune, and we do not have a UAE office.

Why UAE properties raise different questions

In India a large share of our work involves owners who can move a wall, shift a doorway or rebuild a kitchen. In the UAE that is rarely on the table. Most residents rent, and those who own usually hold a leasehold interest in a unit inside a managed building. The landlord, the developer and the owners association all sit between you and any structural change.

So the work shifts. Instead of construction, the consultation concentrates on placement, on the orientation of use, and on correction within what is already built. Where you sleep, which way you face when you work, where the heavy storage sits and how the entrance is treated all remain fully within your control, and they carry real weight.

The honest consequence of this is that unit selection is worth far more than corrections afterwards. If you come to us with three shortlisted apartments and their floor plans, we can tell you which one will need the least compensating and why. If you come to us six months into a two year tenancy, we can still help, but we are working with a narrower set of options. Anyone shortlisting property in the UAE is welcome to send plans before signing.

Apartments and high-rise living

In a tower apartment the shell is settled. What we assess is the direction the main door faces, where the kitchen and its cooking platform sit relative to the plan, how the bedrooms are placed, and where the plan is heavy or empty. None of that requires a contractor to establish. A floor plan with north marked correctly and a set of photographs is enough for us to work from.

What can then be changed without construction is more than people expect. Sleeping direction is usually the first adjustment, and it costs nothing beyond turning a bed. Desk orientation matters for anyone working from home, which in Dubai is a large share of our clients. Heavy storage can be redistributed so that weight sits where the plan wants it. The entrance can be treated with lighting, with what is placed immediately inside it, and with what is kept clear of it. Kitchen use can often be reorganised even when the kitchen itself cannot move.

In a fixed layout these free changes carry most of the leverage. We would rather give you six adjustments you can make this weekend than one recommendation that requires permission you will never receive.

Villas and townhouses in the UAE

Villas and townhouses in communities such as Arabian Ranches, Dubai Hills, Al Furjan and the Sharjah and Abu Dhabi suburbs give us considerably more scope. Here the plot orientation is part of the reading rather than a fixed given, and the way the built form sits within the plot becomes a question we can actually answer.

We look at the boundary treatment and where the open ground falls, at the position of any pool or water feature, at the garden layout and where the heavier planting sits, and at the placement of outbuildings, parking and the service yard. In a rented villa many of these are still adjustable, because landscaping and furniture are not structural.

Plot level factors are worth assessing before purchase rather than after. A villa with an awkward plot shape or a poorly placed water feature is harder to correct than an apartment with an awkward kitchen, simply because there is more built weight involved. If you are buying rather than renting, a plan review before you commit is the single most useful thing we can do for you.

Abu Dhabi

Abu Dhabi clients come to us mostly from Al Reem Island, Saadiyat Island, Khalifa City and Al Raha. The island developments are dominated by tower apartments, so the apartment approach above applies directly, with the added consideration that many of these buildings sit with water on more than one side and the orientation of the unit within the tower becomes worth checking carefully.

Khalifa City and Al Raha bring more villa and townhouse stock, often on regular plots with defined gardens. These read closer to our Indian villa work than anything in central Dubai does, and the plot level recommendations tend to be more actionable because the communities are lower density.

Sharjah

Sharjah enquiries usually come from Al Majaz, Al Khan and Muwaileh. Al Majaz and Al Khan bring older and mid-rise apartment stock around the lagoon, where layouts are frequently more compartmented than newer Dubai builds. That is often an advantage, because a defined kitchen and defined bedrooms are easier to read than a single open volume.

Muwaileh brings newer developments and a good number of family apartments and villas. Sharjah clients often contact us alongside relatives already living in Dubai, and we are happy to review more than one property in the same engagement where the family is looking at both emirates.

We serve all seven emirates remotely, including Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain. The method does not change with the emirate.

Vedic astrology for clients in the UAE

Alongside Vastu we offer Vedic astrology for UAE clients. A kundali reading works from your birth date, exact birth time and birth place, and covers the chart as it stands rather than a set of predictions detached from it. Marriage matching is a frequent request from families with children settled in the Gulf, and it is done as a proper compatibility reading rather than a single compatibility score.

Career and business timing is the other common reason people write to us from the UAE. Job moves, visa decisions, company setup and property purchase all have a timing question attached, and the chart can be read for periods that support a decision and periods that do not.

India runs 1.5 hours ahead of the UAE, which is a small enough gap that scheduling is straightforward. We arrange calls around UAE working hours, usually in your evening or over the weekend. How a remote consultation works

Before the call we ask you to send four things. The first is a floor plan, or an accurate sketch with measurements if no plan is available. The second is compass directions, taken with a phone compass held level, away from metal and away from electrical equipment, standing at the main entrance and facing outward. The third is photographs of the main rooms and of the entrance, taken from the doorway of each room so the whole space is visible. The fourth is the building orientation, which is simply which way the building itself faces from the street.

The call itself usually runs long enough to walk through the plan room by room. We explain what we are seeing rather than issuing instructions, because a recommendation you understand is one you will actually follow. You are welcome to have your spouse or family on the call, and many of our UAE clients do.

Afterwards you receive the analysis and the recommendations, ordered by what will make the most difference relative to the effort involved. Follow-up questions are normal and we expect them, particularly once you start moving furniture and find something that does not fit the room as drawn.

This is how we have served UAE clients for years, and it works well for apartments and villas alike. The limitation of remote work is that we cannot feel the space, so we compensate by asking for more photographs than you might expect. In practice, for a fixed layout property, a plan and a compass reading tell us most of what an on-site visit would.

Fees for UAE clients

Fees for UAE clients follow the same four drivers as any remote consultation. The size of the property, the type of property and whether it is residential or commercial, the depth of the reading you want, and whether follow-up support is included all shape the quote.

We do not publish figures, because a studio in JVC and a five bedroom villa in Arabian Ranches are not the same piece of work and quoting a single number for both would be misleading. How a consultation with a client in UAE runs

Video call consultation

Sessions usually run 60 to 90 minutes. We study your plan before the call rather than during it, so the time is spent on your property and not on reading drawings. We work through the property zone by zone, and recommendations are given in priority order, starting with what matters most. Calls with clients in UAE are booked at an hour that suits you, not us.

Floor plan review

Send the plan in whatever form you already have. Builder drawings, estate agent or listing plans, appraisal sketches, AutoCAD and DWG files, PDFs, a photograph of a printed plan, or a measured sketch drawn by hand. Any of these work, and we will tell you if anything is missing. This is how most first consultations in UAE begin.

Phone consultation

For follow-up questions after a session, or for a shorter query that does not need a full review, a phone call is enough. Written notes follow where they help.

In-person site visit

By appointment when our consultants are travelling in UAE. Availability depends on our travel dates, so ask early and we will tell you honestly whether a visit is possible or whether a remote consultation serves you better.

Who is the best Vastu consultant in Dubai?

There is no honest way for any practice to name itself the best, so it is more useful to say what to look for. Ask how long the consultant has practised and under whom they trained. Ask whether they work from your actual floor plan and compass readings rather than from generic rules. Ask what they will recommend if your layout cannot be changed, because in a rented Dubai apartment that is the situation you are in. Ask whether they will explain the reasoning behind each recommendation. A consultant who answers those clearly is worth talking to. Can Vastu be applied to a Dubai apartment I cannot modify?

Yes, and most of our UAE work is exactly this. In a fixed layout the consultation concentrates on the changes that need no construction and no landlord permission. Sleeping direction, desk orientation, where heavy storage sits, how the entrance area is treated and lit, and how each room is actually used are all adjustable by you. In practice these carry most of the available benefit in an apartment, because the shell was never going to change anyway.

How do I take accurate compass directions for a remote Vastu consultation?

Use the compass app on your phone. Stand at the main entrance facing outward, hold the phone flat and level at waist height, and keep it away from metal door frames, steel furniture, air conditioning units and electrical equipment. Take the reading, step back a metre and take it again to confirm it is stable. Note the reading for the main entrance and, if you can, for each bedroom door. Send us the numbers rather than a description, and tell us whether your compass app is set to true north or magnetic north.
