Who we are and how we work with clients in USA

Divyam Vaastu is a Vastu Shastra and Vedic astrology practice run by the Maggirwar family, founded by Shri Yeshwant Maggirwar Ji in 1992 and led today by Mr. Avinash Maggirwar and Mr. Abhijit Maggirwar. We have worked with clients in United States of America since 2008. Consultations run from our offices in Chhatrapati Sambhajinagar (Aurangabad) and Pune by video call, booked around All US time zones supported, and we work from your floor plan and a compass reading taken at your front door rather than from a site visit.

We have consulted for Indian American families and for Americans drawn to Vedic practice since 2008, across more than eight cities and all four US time zones. How a consultation works for US clients

If you have been searching for a vastu consultant near me or an indian astrologer near me and finding very little within driving distance, that is the ordinary experience of Indian families in the United States. There are few practising consultants outside a handful of metros, and the ones who do practise locally are often working from generic checklists rather than from your actual plan. Our answer is straightforward. We work from India, online by video call, from your drawings and your compass readings, and the reading itself loses nothing for being conducted that way.

Before the call we ask for four things. A floor plan, which can be the builder drawing, the listing plan, the appraisal sketch or a measured sketch you draw yourself. A compass reading of the front door, taken with your phone compass held level at waist height, standing inside the entrance and facing out, well away from the steel door frame and from any electrical panel. Photographs of each main room taken from its doorway, plus the approach to the house from the street. And the lot orientation, which is simply how the building sits relative to the road.

We study the plan before the call rather than during it, so the session is a working conversation and not a data gathering exercise. We go through the property zone by zone, ask how each room is actually used rather than what it is labelled, and then set out what we would change and in what order of value. Afterwards you receive the analysis and the recommendations in writing, sequenced so the free changes come first.

Scheduling is worked to your time zone, not ours. India runs nine and a half to twelve and a half hours ahead of the continental United States depending on where you are and the time of year, which in practice means your early morning or your late evening. Eastern, Central, Mountain and Pacific are all routine for us, and WhatsApp reaches us at any hour if you want to ask something before you book. American home layouts and the questions they raise

American residential construction produces a set of questions that simply do not arise in India, which is why generic Vastu advice written for Indian homes tends to fall silent exactly where a US client needs it most. The house you live in has features the classical texts never described, and pretending otherwise is not consultation, it is recitation.

The basement is the clearest example. A finished basement used as a guest bedroom, a gym or a home office is normal in the Midwest and the Northeast and unheard of in most of India. Below grade rooms need to be assessed for what they are used for and for how long anyone spends in them, and the answer differs for a laundry room and for a child's bedroom.

The attached garage is the second. In India the parking sits outside the built footprint. In the US it sits inside it, occupying a whole corner of the plan, and which corner that is matters. The same applies to the mudroom that usually connects it to the kitchen.

Split level and tri level homes break the plan across half floors, so the zone map has to be read floor by floor instead of as a single square. Open plan kitchens put the cooking range on an island near the middle of the plan, which classical practice treats as a defect and which is usually correctable by changing where the cooking is actually done rather than by moving the island. Walk in closets, en suite bathrooms backing onto master bedroom walls, and powder rooms tucked under the stairs are small features that fall in zones worth checking. Two storey homes raise the question of what sits directly above the pooja space and above the beds.

Buying a home in the US

The single most useful thing we do for US clients is look at a property before they buy it. Once the offer is accepted the set of available corrections narrows sharply, and once you have moved in it narrows again. Before the offer, everything is still a choice.

A pre purchase assessment works from the listing plan, the plat or lot survey if you have it, and the listing photographs. We tell you where the front door faces, how the kitchen and the master bedroom sit relative to the plan, where the plan is heavy and where it is empty, whether the lot shape or the slope introduces anything worth knowing, and what would need compensating if you went ahead. If you have three houses shortlisted we will tell you which needs the least work and why, which is a far more useful answer than a verdict on one house in isolation.

The reason to do this before the offer rather than after closing is cost. Assessing a plan is a fraction of the cost of correcting a house once you own it, because correction after the fact can mean rework, furniture you have already bought sitting in the wrong room, or living with something you would not have chosen. Astrology and kundali for US clients

Vedic astrology is the other half of our practice and it travels over a video call without any loss at all, since the chart is cast from your birth date, your exact birth time and your birth place. Many US families searching for a vedic astrologer near me end up working with us for exactly that reason.

A kundali reading covers the chart as it stands and the periods running through it, rather than a set of predictions detached from the chart. Marriage matching is one of our most frequent US requests, usually from parents in India and children in the United States, and it is conducted as a full compatibility reading rather than reduced to a single score. Career and business timing, education decisions and property purchase timing all come to us as chart questions too.

Muhurat is the timing work. Griha pravesh, the naming ceremony, the start of a business, the signing of a purchase, and travel all have auspicious windows, and for a US client those windows need to be converted properly into your local time and your local date rather than handed over in Indian time and left for you to translate. It is worth being plain about what does and does not travel. Akashic records reading and tarot card reading are conducted by Mrs. Jayashree Maggirwar, and a session with her is arranged the same way as any other online consultation.

Dowsing requires attending the property and is conducted on site in India only. None of these services is offered as treatment for any condition, and none of them is sold on a promise of a particular outcome.

Griha pravesh and moving into a new home

Griha pravesh is the question we are asked most often by US clients, and it clusters in the autumn because Diwali falls inside the period when families are closing on houses and planning the move. The questions are practical. What has to be done before the first night in the house, in what order, and on what date. What can be done by the family without a priest, and what is worth arranging a priest for. What to do when the closing date and the auspicious window do not agree.

Our position on that last one is that the timing should be worked around the closing rather than the closing dragged around the timing, because a purchase deadline is real money. There is almost always a workable window within a few days, and where there is not, there are recognised ways of marking entry that do not require the full ceremony on the wrong day.

We also use the occasion for the useful work. Before you move furniture in is the best possible moment to decide sleeping directions, where the pooja space goes, which bedroom becomes the master and where the desks face, because nothing has to be undone. In person consultations during our visit

Our consultants are in the United States from late October to late November, and during that window a limited number of in person consultations are taken by appointment, anywhere in the US by arrangement. We do not publish a city by city schedule, because the route is built around the appointments that are confirmed rather than the other way round, and a schedule we then had to change would be worse than no schedule at all.

An in person visit earns its cost where a drawing cannot convey what matters. Plots and new builds where the structure is not yet fixed, commercial premises, a choice between two properties before buying, or a house with an unusual site are all better walked than reviewed. For a finished home you are already living in, an online consultation reaches much the same conclusions, and most of our US clients work with us that way.

What a consultation costs

We quote per property rather than publishing a rate, because a two bedroom condominium and a five bedroom house on half an acre are not the same piece of work and a single figure for both would be misleading. The quote depends on the property type and size, the depth of the reading, whether the session is online or in person, and for in person work the travel involved.

Sessions usually run 60 to 90 minutes. We study your plan before the call rather than during it, so the time is spent on your property and not on reading drawings. We work through the property zone by zone, and recommendations are given in priority order, starting with what matters most. Calls with clients in USA are booked at an hour that suits you, not us.

Floor plan review

Send the plan in whatever form you already have. Builder drawings, estate agent or listing plans, appraisal sketches, AutoCAD and DWG files, PDFs, a photograph of a printed plan, or a measured sketch drawn by hand. Any of these work, and we will tell you if anything is missing. This is how most first consultations in USA begin.
